At Cox & Co, we are always transparent about our fees. Our property sales services are charged based on commission (a percentage value of the final agreed sale price), which is largely determined by the price of the property for sale. Or if you prefer, we also can offer a fixed fee.
Our fees cover professional photographing of your property, the listing of your property on three major property portals (Rightmove, Prime Location and Zoopla) the of drawing floorplans and the crafting attention-grabbing descriptions optimised for potential buyers. We will also target potential buyers in our database with marketing materials and get on the phones and sell viewings. We’ll develop a clear strategy with you based on your needs, wishes and moving dreams.
Sole Agency Vs Multi-Agency
A sole agency period means that we can work with you agreeing on the price and the strategy during the marketing of your property.
It is always easier for us to sell your property when we are sole agents and therefore solely responsible for the marketing, we will advise you at every stage based on your individual requirements. This is particularly important when your property is placed onto the market for the very first time as you only get one chance to make a first impression. We would only ever advise going multi-agency if the property was sticking due to a difficult market. Here at Cox & Co we will also work with other independent agents in different locations and will be happy to do so on a joint agency basis ensuring we still oversee the whole process for you.
