Cox & Co Weekly Property Market Update
Hove & Portslade | Week ending 9 October 2026

This week’s message: realistic pricing matters.

The latest figures show a mixed picture across Hove and Portslade, while buyers nationwide are watching their budgets carefully.

Rightmove’s available sold-price data puts Hove’s average at approximately £530,620, down 3% on the previous year. In Portslade, the average stands at around £402,583, up 7%. These figures cover sales over the past year and do not reflect this week’s price changes. The types of homes sold also influence the averages.

Across the wider Brighton & Hove area, the latest official figures show an average property price of £409,000 in July, down 1.1% year on year. This highlights why individual streets and property types need closer attention than headline averages alone.

Nationally, September’s RICS survey reported weaker buyer enquiries and agreed sales, with concerns about borrowing costs weighing on confidence. This provides useful context, although it does not measure activity specifically in Hove or Portslade.

What does this mean for sellers?

Our advice is to base your asking price on comparable sales and the homes buyers can choose from today. Strong photography, clear presentation and a realistic launch price give your property the best chance of attracting attention. If enquiries are limited, review the price and marketing promptly.

What does this mean for buyers?

Compare carefully and get your mortgage position clear before making an offer. Look beyond the asking price: condition, location, lease details and the seller’s chain can all affect whether a property represents good value.

The Cox & Co view

For anyone planning a move in Hove or Portslade, the sensible approach is straightforward: price realistically, prepare properly and judge each property on its own merits.
